New construction in Celina just got even more exciting. Normandy Homes has officially opened its first model home at Rainwater Crossing, and if you've been watching the Celina market (or waiting for the right community to launch), this is one you'll want to see in person.
I've been tracking this community since it was still dirt and blueprints. Here's what I want every buyer to know before they walk through that model home door.
Rainwater Crossing is Celina's newest master-planned community, developed through a collaboration between Green Brick Partners — the third-largest homebuilder in Dallas-Fort Worth — and HFI Capital Management. Phase One builders include Normandy Homes and Centre Living Homes, both known for quality craftsmanship and thoughtful design.
The community is located about four miles northeast of downtown Celina, zoned to Celina ISD, and priced from the mid $400s — a compelling entry point for the caliber of home and amenities you're getting.
The newly opened Normandy model gives buyers their first real look at what this community will feel like to live in. Normandy is offering nine versatile floor plans ranging from approximately 2,165 to over 3,600 square feet, with three to five bedrooms and up to 5.5 bathrooms. You'll find both one- and two-story options, flexible living spaces, and the kind of architectural detail — both inside and out — that sets Normandy apart from production builders.
If you've toured other Normandy communities in the DFW area, you already know their reputation for classically inspired design with modern functionality. Rainwater Crossing takes that formula and pairs it with a community that was purpose-built around outdoor living and connection.
Rainwater Crossing is going big on amenities, and they're worth understanding because they directly impact your lifestyle (and your home's long-term value). The Phase One amenity center, called "The Perch," is under construction now with completion expected by spring 2027. Once finished, residents will enjoy a resort-style pool and splash pad, pickleball courts, a clubhouse, playgrounds, and even a hammock park.
Beyond The Perch, the community will include over six miles of walking and biking trails, plus three additional amenity sites in future phases. The two-acre entrance park — called Whispering Grove — is coming this summer and will feature a commissioned fine-art sculpture by nationally recognized Dallas-based artists.

Celina has ranked among the fastest-growing cities in the entire country in recent years, with its population surging from roughly 6,000 residents in 2010 to nearly 70,000 today. The median household income sits around $170,000, Celina ISD continues to earn strong marks, and major retail — including Costco, Walmart, Home Depot, and Lowe's — is either open or on the way.
The Dallas North Tollway extension continues to improve connectivity to the broader DFW metroplex, and the city's downtown revitalization project is bringing a new library, gathering spaces, and mixed-use development to Celina's historic core.
I live and work in this market every single day. For buyers who want the combination of excellent schools, a growing but still tight-knit community, and home prices that remain more accessible than Frisco or Prosper, Celina continues to be one of the smartest moves in North Texas.
Here's something most buyers don't realize: you can (and should) have your own agent represent you when purchasing new construction. The builder's on-site sales team works for the builder.
