Prosper, Celina, and Gunter sit within a 25-minute drive of one another along the northern edge of the Metroplex. For a luxury buyer, the choice between them is really a choice between an established A-rated powerhouse, a fast-scaling boomtown, and a small rural district holding its ground. Here's what the vetted numbers actually say.

All three districts cleared the state's "acceptable" bar — no small thing in a year when 15% of Texas campuses landed below a C. But the gap between an established A and a strong B tells you where each district is in its lifecycle, not just how it tests.

◆ = strongest of the three on that row. Ranks per US News 2026; Prosper & Celina ratings per TEA 2025 A–F cycle. *Gunter's most recent published domain-level rating (B overall, with B in Student Achievement, School Progress, and Closing the Gaps) is from the 2024 cycle; a district scale score out of 100 is not published for Gunter.

The three markets are cooling off different peaks. Prosper remains the priciest and fastest-moving. Celina and Gunter both slid year-over-year in 2026 — a discount for buyers, a caution flag for anyone treating a home purely as an appreciation play. Figures below cover all home types and are directional, not luxury-only benchmarks.
Housing metric (2026) | Prosper | Celina | Gunter |
|---|---|---|---|
Median sale price | ~$790K | ~$520K | ~$293K–$639K* |
Typical Zillow home value | ~$858K (avg, last mo.) | ~$530K | Wide range by lot |
Luxury listing median | ~$958K (636 listings) | $800K+ in top communities | Estates $800K–$1.2M on acreage |
Year-over-year direction | Down ~7% (cooling) | Down ~10% | Down (double-digit) |
Median days on market | ~56–98 days | ~149 days | ~79–140 days |
Market character | Built-out, amenity-rich | New construction dominant | Rural, acreage & custom |
Signature communities | Windsong Ranch, Star Trail, Light Farms | Mustang Lakes, Light Farms, Sunset Ridge | Hidden Lakes, Sunset Ranch |
*Gunter's small sales volume makes its monthly median swing sharply; the $639K figure is a recent listing median (Movoto), the ~$293K a single-month sale median (Redfin). Treat as a thin market.

Price, rating, and size aren't independent — they're three views of the same underlying question: how far along is this district's growth curve, and what are you paying for that maturity?
Prosper ISD
You pay the most and get the most established outcome: a district that has held an A rating through explosive growth, two high schools, deep amenities, and the region's fastest-selling luxury inventory.
Celina ISD
Roughly 15–20% cheaper than Prosper with a steady B and a district scaling toward 13,000+ students. The bet is that today's B-rated boomtown becomes tomorrow's established A — at a lower cost basis.
Gunter ISD
A tiny Grayson County district with a B rating, the highest AP participation of the three, and a ~10.8:1 student–teacher ratio. The draw is space and intimacy, not amenities or liquidity.
1. School assignment follows the address, not the town. Prosper ISD extends into parts of Frisco, McKinney, and Celina; a "Celina" mailing address can sit in a different ISD, and vice-versa. Confirm the exact campus by street address at txschools.gov before you fall in love with a listing.
2. New-construction zoning can shift. In fast-growing Prosper and Celina, campuses open between contract and move-in. Re-verify your assigned school at substantial completion and again just before enrollment.
3. Ratings are a snapshot. The 2025 A–F ratings followed a two-year, lawsuit-driven delay. Celina and several neighbors dipped slightly in the newest cycle, and Gunter's latest published domain detail is from the 2024 cycle. Check the current year at txschools.gov rather than relying on any single figure here.
4. Thin markets cut both ways. Gunter and Celina sold below prior-year prices in 2026. That's a buyer's discount today and a liquidity risk at resale — especially in Gunter, where only a handful of homes trade per month.
5. This is research, not advice. Tax rates, bond packages, and boundaries change. Verify district data at txschools.gov and the Texas Comptroller's site, and lean on a local agent and your own due diligence before committing.
Compiled August 2026 from Texas Education Agency accountability data, Texas Tribune Schools Explorer, US News, and Zillow/Redfin/Movoto market data. Accountability ratings reflect the TEA 2025 A–F cycle for Prosper and Celina; Gunter's most recent published domain-level rating is from the 2024 cycle. Housing figures reflect 2026 monthly snapshots and shift frequently. District boundaries do not follow city or postal lines — always confirm campus assignment by street address at txschools.gov.
