⚑ Before you write an offer — five things to verify

1. School assignment follows the address, not the town. Prosper ISD extends into parts of Frisco, McKinney, and Celina; a "Celina" mailing address can sit in a different ISD, and vice-versa. Confirm the exact campus by street address at txschools.gov before you fall in love with a listing.

2. New-construction zoning can shift. In fast-growing Prosper and Celina, campuses open between contract and move-in. Re-verify your assigned school at substantial completion and again just before enrollment.

3. Ratings are a snapshot. The 2025 A–F ratings followed a two-year, lawsuit-driven delay. Celina and several neighbors dipped slightly in the newest cycle, and Gunter's latest published domain detail is from the 2024 cycle. Check the current year at txschools.gov rather than relying on any single figure here.

4. Thin markets cut both ways. Gunter and Celina sold below prior-year prices in 2026. That's a buyer's discount today and a liquidity risk at resale — especially in Gunter, where only a handful of homes trade per month.
