If you have been in the real estate game for more than a minute, then you will have started listing homes. You will very quickly what works and what doesn't. That is why most listing agents recommend and provide some level of professional staging to their clients.
Let's peel back the layers on the home staging debate and see what lies beneath. Is it really worth the expense, time and effort? Who should you use: your listing agent, a staging professional or perhaps a furniture company?

My wife Deb is in charge of listings at our brokerage. She is an ACCREDITED STAGING PROFESSIONAL® (ASP) and has a few other designations as well. My point in mentioning this, is to assure you she is highly skilled at what she does and she is a BIG believer in home staging. As a matter of fact, every agent at our brokerage must complete her 'listing agent' program. It is exhaustive, but produces amazing listing agents that typically get at least one staging certification.
Deb has listed and SOLD homes for almost two decades and has seen homes that would not sell do so after being staged. She has been called in when another agent could not get an offer and has been able to sell the home by leveraging staging and price adjustments.
I hate the fact that we did not collect statistics, photos or any actual evidence proving my point. I can assure you, Deb and our team believes in staging. To provide solid data I will leverage other sources that have great reputations. Hopefully, this will help give you confidence to start staging your listings as well.
The Myth is that staging does not benefit the listing or the client.
The home staging institute offers very a detailed staging education for professional home stagers. This is a serious set of courses and maybe more than a typical agent would like to undertake initially. We have listed a couple of less intense options to get started.
When someone spends money on something, it usually indicates they see value in it. Builders don't typically stage their inventory, showcase or builder spec homes. At least until they can't sell them. Then watch how quickly a builder will pay to stage a home.
We stage our homes immediately. It is always cheaper to stage and sell quickly, rather than languish and pay more in carrying costs.
If you are a listing agent, I highly recommend you look in to getting trained in how to professionally stage your listings. If you don't have the time or talent you can always hire a pro. Either way I wish you the best luck with your listings!
