If you're thinking of a move to North Fort Worth in the Dallas area, Prosper, Celina, Melissa, Frisco, and Allen all are extremely popular places to call home. But how do you know where to live? Are the benefits to one versus the other? One of the best things about all of these newer cities north of Dallas and Fort Worth is that they are all a complete community in and of themselves. You're going to have shopping, dining, restaurants, markets, emergency services, community pools, and all of your neighbors right in the same community. These smaller cities are designed to have unique, all-inclusive neighborhoods so it really comes down to where you want to live and the amenities you want to enjoy.
We serve both of these areas as well as many of the surrounding areas but find ourselves coming back to these two major cities. Both towns have large lot sizes available and some up to 2 acre plots. Some say the Prosper ISD is a little bit better than Celina but it could be all relative and based on teachers, that can change from year to year. Overall, Prosper tends to be a little bit more desirable, especially for folks transplanting from other states. A lot of folks from California, Oregon, and Washington are moving to this part of the Dallas-Fort Worth Metro area and there's a higher percentage of newer homes and new construction.
The Prosper Independent School District is considered a little bit more desirable with slightly higher rankings. Celina halfway between Dallas and Oklahoma. You might find a little bit more affordable homes in Celina as well. However, it's important to know that just because you have a Prosper address, doesn't necessarily mean you'll be in the Prosper ISD. It's important to check every address because sometimes right on the border could put you within a new school district.
Prosper's population is about 46,000 and Celina has soared to over 64,000 residents, making it the fastest-growing city in the nation. The median age is about the same coming in at roughly 35 years old. The population has grown dramatically over the last few years, though Celina features a significantly larger total land footprint of 78 square miles compared to Prosper's 27 square miles.
A lot of these cities have several job options and if it's not available right within the city, neighboring Frisco and McKinney have a much bigger population able to take on a lot of tech industry, especially right now. Teaching positions, the tech industry, electrical and engineering are all excellent job opportunities throughout Prosper and Celina.
A lot of people choose McKinney as an alternative to Prosper or Celina. McKinney is now the County's second-largest city and a popular place for families to settle down. It offers diverse housing options that are slightly less expensive than neighboring Frisco and Allen. All have their own independent school districts but McKinney obviously has more with over 20 elementary schools, five middle schools, and three high schools. However, if you're looking to downsize or looking for a smaller town footprint, Prosper is ideal with nine elementary schools, two middle schools, and one high school. Celina is growing its infrastructure rapidly to keep pace with its massive physical expansion.
The median home value for Prosper reflects its luxury master-planned communities, while Celina offers an expansive blend of suburban master-planned developments and rural homestead spaces. Most residents in both communities own their own home, showcasing an incredibly high rate of stability and neighborhood pride across both markets. Here's what folks have to say about the two different towns.
Prosper is a wonderful town to live in. I moved here mainly for the schools and they did not disappoint! Both the teachers, coaches, and admin care more about the student's success than their own personal gain, they spend many extra hours helping their students. The people in this town are kind and welcoming and there are tons of things for kids and parents to do involving the community. The atmosphere of this town is amazing with a lot of town spirit including a lot of spirit for both high schools. The local and school district police departments both work diligently to protect the citizens of the community and keep Prosper a crime-free town. Overall, Prosper's citizens, leaders, teachers and law enforcement come together to make prosper a great place to live." – Niche
Celina has small town pride but a dream-big community. Celina is still growing but will be much bigger within the next ten years as the growth from the metroplex is being welcomed in. If you want to have some fun, come pack the stands with the whole town on Friday nights to get lost in a sea of orange, cheering, and hollerin' for our Celina High School football and sports teams. Hungry before the game? No problem, just go on down to Celina Square and enjoy a select group of diverse restaurants, whether it be ice cream, Tex-Mex, burgers, BBQ, or cajun food you're craving, we got something for you!" – Niche
