  • FHA: Loans insured by the Federal Housing Administration for first-time buyers. They generally enable qualified borrowers to enter the housing market with a lower down payment.
  • Conventional: Loans that are not backed by a government agency. These loans usually require a slightly higher credit score or down payment, but offer flexible structures and drop mortgage insurance once you build 20% equity.
  • VA: Loans available for Veterans of the U.S. Armed Forces, active-duty service members, and eligible surviving spouses. They are guaranteed by the Department of Veteran Affairs and frequently offer 0% down financing paths.
  • USDA: Loans for those living in designated rural and suburban areas. A qualified lender can issue a USDA home loan, and they are guaranteed by the United States Department of Agriculture (USDA) to offer low-to-moderate-income families 0% down payment paths.

Interest rates also popped up as a common area of confusion among Gen Z and Millennial respondents in the survey. Unlike the ultra-low rates of previous market cycles, today's mortgage landscape requires careful down payment allocation and strategic planning. Even as interest rates adjust, home prices and modern market dynamics vary from city to city, meaning overall affordability comes down to smart financing strategies.
