How Do You Know When It's Time To Downsize?

Deb Wells August 21, 2025

For many active adults who are 55 years or older, deciding to sell a home isn’t just about square footage or market value — it’s about how you want to live. Maybe you’re ready for less upkeep, maybe you’d like to be closer to family, or maybe you’re curious about moving into a community with built-in activities and neighbors in a similar stage of life. Whatever the reason, this kind of move is as much about lifestyle as it is about real estate.

Is This a Good Time to Sell?

The North Texas housing market has stayed surprisingly strong, even with all the talk about interest rates. Cities like McKinney, Prosper, Celina, and Frisco continue to attract families and professionals relocating here for work, which keeps demand steady.

Here’s what that means for you:

  • Your home may be worth more than you think. Many people who’ve lived in their homes for years are sitting on a large amount of equity.
  • Rates matter less to many buyers here. A good number of people moving in are paying cash or making large down payments, which keeps homes selling even as rates fluctuate.
  • There are more homes on the market. Inventory in North Texas has increased, which means buyers have more options to consider, and so would you.

In short, if you’ve been wondering whether to sell, the current market conditions are still very much in your favor.

How to Know If It’s the Right Time for You

The bigger question for most people isn’t about the market — it’s about life. A few signs it might be time to think seriously about downsizing or making a change:

  • You find yourself only using part of the house while the rest collects dust.
  • The yard, stairs, or general upkeep feel more like a chore than anything else.
  • You’d rather spend weekends with grandkids or traveling than mowing, repairing, or cleaning.
  • You’d love to live closer to children, grandchildren, or friends.
  • You’re interested in a community that offers amenities like fitness classes, social groups, or walking trails.
  • You’re ready to turn the equity in your home into flexibility — whether that’s travel, hobbies, or financial security in retirement.

Making the Move Easier

Moving after years in one place can feel overwhelming, but it doesn’t have to. A few things can help make the process smoother:

  • Start decluttering in small steps — a room at a time, keeping what’s meaningful and letting go of what’s not. Sometimes it is challenging to let go of years' worth of belongings. If you find yourself in this position, we recommend a book called Keep The Memories, Lose The Stuff by Matt Paxton.
  • Consider simple updates like fresh paint or new fixtures before listing — small touches can add big value.
  • Take time to tour active adult neighborhoods or single-story homes to get a sense of what feels right for your next chapter. We have some fabulous Active Adult Neighborhoods in Collin County.

And remember — you don’t have to figure it all out by yourself. I work closely with downsizing specialists, movers, and organizers who know how to make these transitions easier.
