Our market data shows 800+ homes listed in Celina this month, a significant increase of ~100 from May, reflecting robust new construction activity (source: market reports). The median listing price ranges from $590K to $625K, with an average sales price of $703 K. Premier subdivisions come in at $550K to $ 2 M+ due to high-end features and prime locations. Where specific pricing is unavailable, we’ve estimated ranges based on Celina’s 2025 market trends, builder reputations, and comparable communities, assuming a 5–10% price increase from 2024 due to rising demand and construction costs.

This exclusive community, spanning 3,200 acres, offers new walking trails and a community park. This neighborhood is sure to be a stunner. Be patient, since it is just getting started. Golden Ranches offers acreage lots and new construction homes from some of the best local builders. Sadly, the builders have gobbled up all the lots. Buyers can still make design decisions, but we must move quickly. Golden Ranches is currently in a quiet, slightly remote country setting within Celina.

Harper Estates is one of my favorite lesser-known Celina neighborhoods. The neighborhood has oversized lots, custom homes, and a gated entrance for security. These estate lots offer unmatched exclusivity in Celina ISD, perfect for luxury buyers.

Mosaic is a beautiful neighborhood with some of the best local builders. Even better are the price reductions announced by Highland Homes and others. They have a ton of great builders, styles, and sizes. Give me a call for a tour and contact information to check prices.

Mustang Lakes remains my go-to choice in June 2025, with Toll Brothers and Perry Homes releasing new custom estates. The 20-acre park and state-of-the-art clubhouse draw buyers, with new smart home packages introduced this month. Spacious lots and Celina ISD access make Mustang Lakes a top pick for upscale living.

North Sky is a June 2025 favorite, with new contemporary homes featuring open layouts and smart tech. North Sky is a quirky little neighborhood with cute homes in part of Celina. If you want something different and not too expensive, check this neighborhood out.

Price Range: $1,875,000 - $2,425,500 (Average: ~$2,350,000)
Redbud Gardens is the luxury home neighborhood for June of 2025. J Anthony Homes is the exclusive builder in this neighborhood, where homes start at $ 1.5 M. We know this neighborhood like the back of our hand and have actually used some of their homes to teach our new construction class to local agents.
Price Range: $399,000 - $799,000 (Average: ~$649,990)
Ten Mile Creek is just starting, but it is worth watching as inventory homes and the models come online by year's end.
